    1. There is an oversupply of one and two bedrooms dwellings in new developments in Darebin while we are losing three bedrooms to the over-development boom. This new development should reflect the projected need in the rations of bedroom numbers to better meet future family needs.
    2. Many of the apartments lack natural ventilation options in bathrooms and kitchens and this will mean over use of mechanical ventilation to keep the rooms dry. That will result in increased energy consumption.
    3. Most of the one bedroom apartments are less than 50m2. That results in poor internal amenity, lack of flexibility of use and a poor quality of life for the inhabitants. It is not necessary that anybody live in such a manner in Darebin nor should we inflict these conditions on others.
    4. There is no solar power proposed for the development to offset the poorly designed energy consuming dwellings.
    5. There is no common open space provided and most of the private open space is on inadequate very small balconies that could not possible meet the Clause 55 standard.
    6. The Bell Street frontage will result in unreasonable visual bulk from street level. There should be a variety of materials and setbacks on the front elevation to reduce visual bulk and create a more integrated and welcoming presence from the public realm of the footpath and the Street.
