As I border onto this property I would prefer to see Town Houses built with off street parking for residents & their visitors. This would ease the congestion in our street. There is already a day care centre, 5 storey medical centre (where patients often park in this street) as there is not sufficient parking on the premises of the Medical centre. There is also the nursing home & retirement village entry on this street, also a Jehova's witness church entry on this street & a Baptist Church in this street. It is plainly obvious that there is a large amount of traffic in this street daily. With cars parked either side on the road only one vehicle can drive down this end of the street (from Wheeler Street) during business hours of the week. High rise apartments up to 80 units have been previously approved however, with the prospect of so many extra vehicles using Hertford Street (which is also used as a rat run) trying to exit our driveway at times is quite dangerous. Currently I can't see traffic entering Hertford Street from Logan Road because of cars parked on the street & sometimes on the footpath. Hertford Street will need to be widened from Gerty Street to Logan Road so that traffic can enter Logan Road safely especially when traffic also indicate to turn right into Logan Road. If not this course of action then a yellow line down one side of the street from Wheeler Street to Logan Road. Lately the rubbish collection trucks have had difficulty emptying the numerous bins in front of 16 Hertford Street, especially when the cars from the unit block of #18 are parked in front of the bins for rubbish collection. In a nutshell thousands of vehicles use this street each week & it is barely coping safely with the volume of traffic. Adding high volumes of apartments without sufficient parking within the grounds of the appartment blocks is going to create a major traffic hazard down the track. Sadly one day someone will lose their life, I hope it won't be a young child, elderly resident or anyone else for that matter.

The streets are very busy in this area. Turning in to Hertford from Logan Road is difficult when cars are parked and traffic is going both ways. Turning into any street off Hertford is also difficult with parking on the road. I back on to this property and it is busy with the retirement village there also. Low set dewllings with lots of parking would suit or even a green space. Bins are a problem with the street parking especially when recycling day occurs as there is double the amount of bins. The bins guys are getting frustrated with the parking situation and are leaving the bins unemptied. High density dwelling will increase noise also which is already present in the busy streets of this area.
As a resident of a Townhouse block bordering No 30 Hertford Street Upper Mt Gravatt, I feel it would be preferable to see a development of Townhouses or Villas with an ample urban green space and off street parking for those residents and their visitors. Surprisingly, we do have prolific birdlife here i.e galahs, currawongs, curlews, rosellas, magpies, butcher birds, noisy minors and an unusual species of owl has also been spotted. Ringtail & Brush Tail Possums are also living here.
We now have a large Medical Precinct on the corner of Hertford Street and Logan Road with a Day Care Centre on the opposite corner. Not to mention 2 three storey apartment blocks next door to No 30 Hertford St. This end of Hertford Street has now become very congested with cars parked on either side of the road and a significant increase in traffic moving through i.e. Coles trucks, trades vehicles and local residents/visitors who don't use the traffic lights at Dawson Road and Logan Road intersection. Because of this congestion we often have difficulty in exiting our property. Therefore we would be very reluctant in agreeing with any maximum 5 storey high rise blocks which would then add more parking & traffic congestion in this end of Hertford Street.
As a resident of Hertford Street, I cannot support any further high rise development for Hertford Street and I hope BCC will reconsider any plans to do so! If any further high rise development goes ahead on the stretch of land at 30 Hertford it will add to the absolute traffic chaos that we already endure! Street Parking is at a premium with overflow from the 5 storey Medical centre and Day care centre at the top end leading into Logan Road. Cars, Trucks, delivery vans rubbish collectors all have difficulties manoeuvring through parked cars on both side of the road. Adding to this is going to be dangerous! Exiting my property is a challenge most times and there has been a couple of accidents and a lot of near misses with cars entering and exiting from Logan road into Hertford with our vision impaired due to all the parked cars. I am not against development but please consider replanning for this location, for the sake of our residents. Only low set buildings with sufficient onsite parking for all their future residents.
This proposal will absolutely ruin our Neighborhood. A leafy suburb street gets 200 Units! That part of Hertford Street has 20 homes. So that is 10 x times the current households or 1000% increase. I have read the traffic report and its prepared to tick boxes, its not reflective of the pain that existing rate payers will feel once this monstrosity gets built. During School hours, it is virtually impossible to turn right onto Logan Road. The traffic report relies on the lights sync to allow a gap. However, there are 354 parking spaces approved and how on earth are these vehicles going to access Logan Rd, and what about the folk who already live here. Between, the Child Care Centre, The Medical Centre, existing Unit Blocks its impossible to drive down Hertford St. The Traffic Report says its a dual carriage road. I beg to differ, because with vehicles parked on either side, has reduced the road to single carriage. The biggest thing for me, is that I can see so many accidents and injury at the intersection of Logan Rd, and many many vehicle accidents in Hertford St and at Logan Rd. These are the EXACT Proposals that need to be rejected. Go ahead and approve it, but when the accidents start happening, the Council Approver should be held personally viable for approving a disaster.

I wish to formally object to the proposed development at 30 Hertford Street, Upper Mount Gravatt. My opposition is based on significant concerns regarding traffic congestion, flood risk, and the overall suitability of this site for high-density residential development.
The proposed number of apartments will result in a substantial increase in vehicle movement along Hertford Street, a local residential area not designed to accommodate such a volume of traffic. The narrowness of the street, combined with existing residential parking and local access needs, means that an influx of cars entering and exiting daily will create severe congestion, safety hazards for residents and pedestrians, and decreased accessibility for emergency and service vehicles.
Equally concerning is that the site lies within a known floodplain area. Major stormwater and floodwater impacts have not been appropriately addressed within the development proposal. Given the area’s existing drainage issues, it is highly likely that in severe weather events, both the apartment complex and its underground car park will be at risk of flooding. In such a scenario, vehicle access would be severely compromised, exacerbating traffic disruption and posing safety risks to residents both within the development and in surrounding homes.
Given these unresolved issues, I respectfully request that this application not be granted approval until comprehensive and transparent assessments are conducted regarding:
• The traffic and parking implications for existing residents.
• The adequacy of the current flood mitigation and stormwater management plans.
• The practical and safe accessibility of the proposed car park during flood conditions.
This development, as currently proposed, poses undue risks to local amenity, safety, and community infrastructure and should therefore be refused.

My proposal for this large block would be a townhouse development, for the following reasons:
1. Street congestion and safety
The street is narrow and already heavily congested, with parking on both sides. Traffic is busy due to existing apartment residents frequently parking on the street, often forcing vehicles to give way or wait for oncoming traffic to pass.
With a medical centre and childcare facility located at the top of the street, congestion is further intensified. On many occasions, I need to drive up to Dawson Street to access Logan Road in order to bypass the traffic congestion on this street.
2. Access and amenity issues
Kerbside parking frequently blocks access, resulting in rubbish bins having to be placed on the driveway rather than the kerb. This impacts both access and amenity for residents.
3. Neighbourhood character and tranquillity
The surrounding area includes a church and aged care facilities, and the street should remain a quieter environment suitable for all residents. A high-density apartment-style development would detract from the existing character and tranquillity of the area, creating a more “city-like” feel.
4. Traffic management and safety benefits
A townhouse development with secure gated access and sufficient on-site parking would significantly reduce on-street parking, ease traffic congestion, and create a safer environment for residents, pedestrians, and service vehicles.
