The proposed three-storey scale sits comfortably within the neighbourhood context. This represents an ideal example of "gentle density," providing diverse housing options in Caulfield North while avoiding the bulk of larger apartment complexes.
Additionally, the inclusion of basement car parking for such a small development is a significant positive, ensuring that the streetscape remains uncluttered. While I note the removal of a boundary tree, the overall benefit of providing five high-quality homes on a single lot outweighs this loss, provided appropriate replacement planting is included in the landscape plan.
