- Section 72 Amendment Existing Permit Allows: Use and development of the land, to carry out works and construct a multi storey mixed use building within the Commercial 1 Zone and Design and Development Overlay, comprising dwellings and Section 1 (permit not required) uses and a reduction in the car parking requirements generally in accordance with the endorsed plans and subject to the following conditions. Subject to the following permissions: • Clause 34.01-1 - The use of the land for Accommodation, including a dwelling is a Section 2 use as the frontage would exceed 2m in the Commercial 1 Zone. • Clause 34.01-4 - Construct a building or construct or carry out works in the Commercial 1 Zone. • Clause 43.02-2 - Construct a building or construct or carry out works in a Design and Development Overlay. • Clause 52.06 - Reduce the number of car parking spaces required under Clause 52.06-5. Proposed amendments to Plans: • Changes to the dimensions of parking spaces No.56 and No.57 located on basement 2. • Internal layout changes across all floors. • Changes to the windows and doors across level 3 to level 8. • Changes to glazing panel over retail entries. • Changes to the planter across level 3, and level 6-8. • Changes to glass balustrade set out. • Extension of terraces on level 6 facing Clarendon Street. • Extension of enclosed office terrace and introduction of associated outdoor terrace on level 7 and extension of associated glass roof on level 8 facing Clarendon Street and Ross Place. • Inclusion of canopy lighting on the plans. • A 20mm increase in the height of the lift overrun from AHD39.660 to AHD39.680.
