Subject land subdivision – request for preliminary planning advice I am seeking preliminary advice regarding the potential for subdivision of my property at 103 Woolshed Lane, Wamboin NSW 2620 (Lot 3 / DP1133978). The land is zoned C4 Environmental Living under QPRC LEP 2022. I request consideration of the site-specific characteristics and whether a subdivision outcome may be supported. The land was identified within Council’s 2022 Bywong–Wamboin planning proposal as having potential suitability for R5 Large Lot Residential zoning, supported by environmental assessment (Biosis) which classified the land as lower environmental sensitivity (Class 3). The site contains existing cleared/disturbed areas and building envelopes, and any subdivision would aim to minimise additional environmental impact. I seek advice on whether subdivision may be supported in principle, whether variation to controls may be considered, and key constraints to be addressed.
