I wish to formally object to the proposed duplex development at 21 Hyacinth Street, Greystanes.

I have serious concerns regarding the suitability of this development within an already congested and unsafe street environment.

The street is narrow, with limited parking and insufficient room for vehicles to pass safely when cars are parked on both sides of the road. Existing congestion has already created dangerous traffic conditions for residents and pedestrians.

There is an established daycare centre operating on the street which already generates significant traffic during drop-off and pick-up times. Vehicles regularly line the street, visibility is reduced, and children frequently move between parked cars and across the road unexpectedly. On one occasion, I nearly struck a child who suddenly ran out from between parked vehicles associated with the daycare traffic. Due to the seriousness of the incident and the existing safety concerns within the street, I reported the matter to council at the time.

The proposed duplex will increase vehicle numbers, parking demand and traffic movements in a location that is already operating beyond what the street can safely accommodate.

I am also concerned about the apparent poisoning and loss of a large established tree on the site prior to development. This raises concerns about the environmental impact of the proposal and the broader loss of established streetscape character and tree canopy within the area.

Given the existing traffic, parking and pedestrian safety issues already affecting the street, I strongly believe this development represents an overdevelopment of the site and is unsuitable for the current road conditions and surrounding environment.

I request that council carefully assess the cumulative safety, traffic, parking and environmental impacts of this proposal before making any determination.

100% agree with everything Concerned Resident said in their post including the suspicious death of the magnificent gum tree that stood proudly in the front yard and had done so for the last 43 years that I have lived in the street. 😡

I object to the proposed development application for the demolition of the existing single-storey dwelling and construction of a detached dual occupancy with swimming pools at the subject site.

While I acknowledge the intent to redevelop the property, I have significant concerns regarding the cumulative impacts this proposal will have on the immediate neighbourhood, local amenity, traffic safety, environmental outcomes and the existing character of the street.

Key concerns include:

The street is already narrow and constrained, with limited capacity to accommodate additional vehicle movements, on-street parking demand and construction traffic associated with further intensified development.

There are already multiple duplex developments within close proximity to the site. The continued increase in dual occupancies is materially changing the character, density and functionality of the street and surrounding area.

The street is heavily used during school pick-up and drop-off periods, creating existing congestion and safety concerns for pedestrians, residents and children.

The presence of a nearby childcare centre further contributes to high traffic volumes, frequent parking conflicts and increased pedestrian activity throughout the day.

Additional dwellings on the site will inevitably increase vehicle movements, visitor parking pressures and traffic congestion in an area that is already experiencing capacity and safety issues.

The proposal is inconsistent with maintaining the low-density residential character and streetscape of the area, particularly given the cumulative impact of recent duplex developments nearby.

The inclusion of swimming pools and intensified built form may also reduce deep soil landscaping opportunities and further contribute to urban heat impacts if not appropriately managed.

Concerns also exist regarding privacy impacts, overshadowing, increased noise and reduced residential amenity for neighbouring properties.

The proposal states it will “enhance the landscaping of the street and increase/improve the natural environmental environment and conditions of the site”; however, concerns have been raised that a tree was removed from the site without appropriate approval prior to lodgement of the duplex application. This raises concerns regarding the accuracy of the environmental claims made within the application and the applicant’s commitment to genuine environmental outcomes and vegetation preservation.

The removal of established vegetation contributes to loss of canopy cover, reduced habitat value, increased heat impacts and diminished neighbourhood character. Existing mature trees are an important component of the local streetscape and should not be removed to facilitate overdevelopment of residential land.

The cumulative impact of overdevelopment in the area is placing increasing pressure on local infrastructure, stormwater systems, parking availability and road safety outcomes.

Given the above concerns, I respectfully request that Council carefully assess the cumulative impacts of this proposal and reconsider whether the scale and intensity of the development is appropriate for this location and surrounding residential environment.

I totally agree with above comments. WE DONT NEED ANOTHER DUPLEX IN THE STREET.

In regards to the tree, why would you poison and then cut down a perfectly healthy tree if you were going to put in this application.
