I am a well known local builder plexs.com.au familiar with residential construction in the area and would like to raise several concerns regarding this proposal.
The proposed two-storey development appears likely to create privacy and overlooking impacts on adjoining properties, particularly from upper-level windows and outdoor areas.
I also have concerns regarding:
1) Site access and construction management during demolition and building works.
2) Potential stormwater and drainage impacts.
3) The scale and bulk of the dwelling relative to surrounding homes.
4) Overshadowing impacts on neighbouring properties.
5) Parking congestion and disruption during construction.
I request Council carefully assess compliance with setback, height, overlooking, stormwater, and neighbourhood character requirements before determination of the application.
