Description

Proposal is to subdivide the existing site into 2 allotments to facilitate the construction of a second dwelling. The subdivision will include a new crossover and an extension of the existing driveway to the proposed dwelling, offsetting resultant vehicle movements along the boundary of 284 Rifle Butts Road. Post and wire farm fencing along the new boundary will be constructed to delineate the 2 seperate allotments. A four bedroom home will be constructed on the proposed second allotment. The proposed dwelling is a 4 bedroom, single storey house. Potable water will be harvested via rainwater catchment and storage with an off-grid solar (and battery) system for electricity. A secondary treatment system is proposed for effluent management. An existing dam will contained within the proposed site boundary and will support garden irrigation and fire fighting. The driveway to the proposed dwelling will be designed and constructed in accordance with the CFA's driveway design guidelines and a fire bunker will be constructed in parallel with the proposed dwelling. A BMO plan/response and LCA have been prepared for the application
