I am in opposition to Allotment 50 & Allotment 102 Paradise Drive boat storage facility proposal for the following reasons.
The area at the Wirrina Cove foreshore is both a residential and marina complex. The uniqueness of the area. It will turn into an industrial area (dirty boat yards) like the marina complexes in the north. At present the area is beautiful with a rural feel. The building Mr. Blanusa has marked marina administration building is used as a residence. People use this dwelling as a holiday house. By allowing a boat yard it will change the area: more noice, pollution, traffic and an industrial feel in a residential area that remains a beautiful area.
The environmental impact on the wildlife, frogs, and the breeding area of the common galaxies will occur. Boat waste on the ground and in the air will impact on the environment. Any stay at any marina where boats are stored and maintained and worked on are dirty and noisy. A white clean boat will be covered in soot.
Placing a rock wall along the banks of the congeratinga is bad for the wildlife, disturbing a beautiful natural area that the galaxies migrate up to breed. It should not happen.
Putting in a port a potty in this area with such a large amount of people potentially using it is not ok. It is the developer saving money and expecting the customers to use the toilets DIT put in on the foreshore.
On page 1 of the application by Mr Blanusa adjoining southern neighbour are party to this application. It is my understanding that the most southern large land owner (KF) is opposing this application.
Mr Blanusa page 6 an abundance of parking space is already established at the marina This is incorrect as a Marina user there is not adequate parking in the busy periods and in no way will this development enhance marina facilities. Paradise drive is narrow and the bitumen road surface is in poor condition with no safe sidewalks to walk to the marina from “Glens Track”. In the summer (busy time) trucks/cars with trailers park along Paradise road along this development boundary.
24 hours a day 7 days a week is not low profile and low key form of development and use in a rural residential area. It means more lights and noise in an already quiet low light area. No consideration to dark sky. This does not benefit nocturnal fauna species page 19.
Adjacent land parcels are all vacant untrue someone is using the dwelling falsely labeled marina administration building as a holiday house with furniture and a garden.
Page 11 The subject land does not exhibit any compelling evidence of flooding. The drains along the creeks currently are filling up with debris. If they become blocked that land is subjected to severe flooding as happened after a large rain event years ago destroying Paradise Drive road and flooding the area Mr Blanusa wants to develop.
6.25m -6.6metres structures are not modest and will impact on the area.
It is our view that activities at the site will not generate any greater environmental noise. At present there is no noise at the site and no increase is human activity. Their statement is false there will be noise and the wind will bring it up the gully to Seaview Road.
As this will increase more boat traffic to the area there is a safely issue regarding a sidewalk to walk to the marina from “Glens Track”.
Paradise Drive will have more traffic and the present road is not maintained well. The bitumen is damaged in multiple areas.
